Elyson is one of the nation's newest and top-selling master-planned communities by Newland on over 3,600 acres in Katy, Texas.

Just west of Houston and along the northern stretch of the Grand Parkway that borders Katy, you’ll find a community birthed from the marriage of style and nature from one of the preeminent developers in the nation. Newland, the well known creators of other master planned communities like Cinco Ranch and Seven Meadows, have taken the Katy Prairie by storm and turned Katy’s north side into the new hot spot!

Elyson is a 3,600-acre community known by residents and the real estate community just as much for its offering amenities and world class builders as it is for its access to award winning schools. It’s located in Katy’s northern end, along the intersection of the Grand Parkway and FM-529, giving it quick access to Interstate 10 and Highway 290 for easy transportation throughout the Houston area.

Schools and School Districts

Elyson is located entirely within the boundaries of the award-winning Katy Independent School District. At the time of this writing, that means neighborhood kids will attend McElwain Elementary, Stockdick Junior High, and Paetow High School – home of the 2021 5A Texas State Football Champion Panthers!

McElwain Elementary is located within the neighborhood along Greenwood Orchard Dr. just a short walk from the community center. Stockdick Junior High and Paetow High School collectively make up one of Katy ISD’s new hybrid style campuses, sharing a land tract while keep completely independent facilities. That campus is located at Stockdick School Rd. and Peek Rd, and all three schools are located within 2 miles of each other. All of Katy ISD’s high schools, including Paetow High School are in the 6A division, the states largest classification, which generally means that class sizes are larger.

According to the Texas Education Agency, Katy ISD rates among the very best school districts in the state and tops the list in the Houston area.

Amenities

At Elyson, residents are never wanting for something to do. And as a Newland community, the neighborhood offers of a fantastic array of on-site amenities. Take in an amazing meal at the Elyson Cafe or enjoy a refreshing smoothie at the resort style pool. Grab the pups and head out for an invigorating adventure walk along the elaborate trail systems. Or take in any one of the fun events ‘on the green’ like holiday celebrations, outdoor movie screenings, and fun family picnics all carefully planned out by the community lifestyle director.

And you can probably save a little money by cancelling your gym membership too. Elyson offers a state-of-the-art gym with cardio machines, free weights and resistance training; and if you just need to get outdoors you can check out the competition tennis courts. If outdoor games aren’t are your thing, step into the game room for a little fun family time playing ping–pong, shuffleboard and foosball among other card and board games.

Property Taxes and HOA Dues

The property taxes in Elyson are assessed by the Harris County Appraisal District, and are comprised a several different taxing entities. These will typically include the school district, the mud district, and county services. As of the time of this writing, the average property tax rate in Elyson is 3.59%, which ranks it on the higher end the scale.

One thing to understand about newer master planned communities is that a large portion of the tax burden comes from the MUD district, which provides water and sewer services. These rates typically come down as the community is built out and the debt is spread out among many more homeowners.

The tax rate is applied to each $100 of a home’s value. For example, the owner of a $300,000 home could expect to pay $10,770 / year in property taxes. ($300,000 / $100 = $3000 x 3.59 = $10,770. This of course does not take into account the tax savings that the owners homestead exemption affords. Read more about how property taxes work in our area.

Elyson Parks

The general assessment was set at $1,280. The Neighborhood Assessment for Section 16 (gated neighborhood) homeowners was set at $375, the Neighborhood Assessment for Section 21 (Duets) was set at $2,575 and the Neighborhood Assessment for Section 42 was set at $2,575. 

As of the time of this writing, the annual HOA Dues range from $1,280 / year to $2,575 depending on which section you live in. In the Katy area, for a master planned community, those are considered fairly high but are still reasonably similar to Newland’s other area developments (Cinco Ranch at $1,150 and Seven Meadows at $1,200).

Elyson Homes

Homes in the Elyson community range from as low as 1,500 square feet to almost 5,000. Current resale pricing ranges from $300,000 to $900,000. And lot sizes range from about 3,500 square feet to a little over a third of an acre. In the community you’ll find a gated section, you’ll find waterfront homes, and single story homes to three story homes. Builders include Beazer Homes, Brookfield Residential, Chesmar Homes, Highland Homes, Perry Homes, Pulte Homes, Taylor Morrison and Westin Homes.
