Anserra is a newer residential community in Katy that appeals to buyers looking for a clean, modern neighborhood without the sprawl of a massive development. The community layout feels intentional and well organized, with a consistent architectural style and a quieter, more residential pace. Homes here reflect current building trends, which is a big draw for buyers who want newer construction without pushing far from established parts of Katy.

Location plays a major role in Anserra’s appeal. The community offers convenient access to major roadways, nearby shopping, dining, and employment centers throughout Katy and west Houston. Students here are generally zoned to Bryant Elementary, Woodcreek Junior High, and Katy High School, but parents have plenty of private school options nearby as well. About eight miles away, LaCenterra at Cinco Ranch offers a different pace with outdoor shopping, restaurant patios, and live music on the Central Green most weekends. Grocery runs are simple as well, with several H-E-B, Kroger, and Brookshire Brothers stores all within a short drive.

The surrounding area also has a little personality to it. Historic Downtown Katy is only a couple of miles away, where you can browse antique shops, grab lunch at Midway Bar-B-Que, or walk through Katy Market Days on the third Saturday each month. Typhoon Texas Waterpark sits right next to Katy Mills and stays busy through the summer. If you want something quieter, Mary Jo Peckham Park offers a stocked fishing lake, walking paths, and plenty of open space to slow down.

Homes in Anserra receive their annual property tax assessments from the Fort Bend County Appraisal District. The total tax rate consists of several different taxing entities, which can vary depending on the part of the community where you live.

These rates typically apply to the school district, MUD district, and county or city services, but they can vary based on the specific section.

As of the time of this writing, the average property tax rate for homes in the neighborhood is 2.90%. Just as with every home in the Katy and Fulshear areas, and Texas for that matter, these rates apply to every $100 of a home’s valuation. The current average sales price is $377,259, which we’ll use to map out how property taxes work. To understand how that plays out, that $377,259 home could expect to pay $10,941 / year in property taxes:

$377,259 / $100 = $3,772.59 x 2.90 = $10,941.

As of the time of this writing, the annual HOA Dues here are $1,000. Homeowners in the Katy area typically consider these dues very reasonable, especially given the community’s size and amenities.

Homes in the Anserra community range from about 1,700 square feet to nearly 5,000 square feet. Recent resale prices typically fall between about $308,000 and $485,000. KB Home completed development in 2020, and the final new construction homes were finished in 2021, so all homes in Anserra today are resale properties.

Lot sizes generally range from about 5,200 square feet to just over 15,000 square feet. Within the neighborhood you will find standard subdivision lots, waterfront homesites, corner lots, and cul de sac locations, with homes offered in both single and split level configurations. KB Home served as both the developer and the sole builder in the community.

KB Home has a long history in the Houston area building quality, affordable homes for first time buyers. Their projects are often smaller pocket communities rather than large master planned developments, but they still include attractive neighborhood amenities. Anserra also offers convenient access to shopping, dining, parks, and nearby Katy area attractions.
