About Heritage Grand

Heritage Grand sits tucked inside Cinco Ranch, one of Katy’s most established master planned communities, and it carries a distinct identity all its own. This is a gated, age restricted enclave built for residents 55 and better. Village Builders, part of the Lennar family, shaped most of the neighborhood, while K. Hovnanian added a smaller batch of homes. Construction kicked off in 2002 and wrapped up around 2010, so it feels settled and mature. No pun intended.

All told, you’ll find roughly 750 homes here, a mix of 652 single family residences and 98 duplex style properties. Because Heritage Grand welcomes the 55 and over crowd, school zoning rarely tops a buyer’s list. Still, it matters for resale and the wider Cinco Ranch picture, so it’s worth a mention. The neighborhood falls within highly regarded Katy ISD, which helps keep property values steady across the area.

Location is a big part of the draw here. Heritage Grand rests about 30 miles west of downtown Houston, yet it never feels far from anything. Interstate 10, the Westpark Tollway, and the Grand Parkway all sit within easy reach, so getting around stays simple. LaCenterra at Cinco Ranch, the area’s go to shopping and dining hub, is practically around the corner. For a community built on relaxed living, that access truly matters.

About the Area

Step just outside the gates and the surrounding area opens up in a big way. LaCenterra at Cinco Ranch anchors the local scene, blending boutiques, restaurants, and everyday essentials in one walkable, attractively designed spot. A nearby HEB handles grocery runs, while Home Depot and national retailers cover the rest. Honestly, you could lose a whole afternoon at LaCenterra alone, grabbing coffee and lingering over lunch.

Dining stretches well beyond the basics around here. You’ll find everything from casual Tex Mex and family owned cafes to polished sit down spots perfect for a celebration. When friends or grandkids visit, there’s no shortage of ways to fill an afternoon. Cinco Ranch threads parks, lakes, and trails throughout, and golf courses dot the wider Katy landscape – four of them actually! The pace stays easy, yet boredom rarely gets a chance to settle in.

Healthcare access deserves a real mention, especially for active adults thinking ahead. Several major hospital systems, including Memorial Hermann and Houston Methodist, run campuses within a short drive. Pharmacies, wellness clinics, and specialists sit conveniently nearby too. That peace of mind carries weight when you choose where to settle for the long haul. Pair it with the shopping and dining, and the area simply works.

Amenities

The amenities are where Heritage Grand really shows off, and the 14,000 square foot clubhouse sits at the heart of it all. The standout? A grand piano shaped pool that locals talk about with real affection. Inside, you’ll discover a well equipped fitness center, a lively gameroom, and an elegant ballroom that hosts dances and holiday gatherings. There’s even a library for quieter afternoons. It’s a resort you call home.

Active adults have plenty to keep them moving here. Pickleball courts stay busy throughout the week, and the sport has built a genuinely loyal following among neighbors. For something more laid back, shuffleboard and putt-putt deliver easy, social fun. These spaces do more than fill time, though. They spark friendships and turn residents into a real community. Stop by on a sunny morning and you’ll see it.

Beyond the courts and clubhouse, the outdoor amenities round things out beautifully. Shaded parks and walking trails wind through the community, inviting an easy daily stroll right outside your front door. Full time activity staff keep a packed calendar going, from yoga and water aerobics to book clubs and craft groups. Whether you crave a busy social life or a quiet evening walk, the community makes both feel effortless.

Property Taxes & HOA Dues

Homes in Heritage Grand receive their annual property tax assessments from the Fort Bend County Appraisal District. The total tax rate consists of several different taxing entities, which can vary depending on the part of the community where you live.

These rates typically apply to the school district, MUD district, and county or city services, and they are subject to change, but more often than not decrease over time.

As of the time of this writing (January 2026), the average property tax rate for homes in the neighborhood is 2.62%. Just as with every home in the Katy and Fulshear areas, and Texas for that matter, these rates apply to every $100 of a home’s valuation. The current average sales price is $370,000, which we’ll use to map out how property taxes work. To understand how that plays out, that $370,000 home could expect to pay $9,694 / year in property taxes:

$370,000 / $100 = $3,700 x 2.62 = $9,694.

This of course does not take into account homestead, over 65, and other tax exemptions that offer significant tax savings. Read more about how property taxes work in our area. As of the time of this writing, the monthly HOA Dues here are $349, which very reasonable considering the breadth of amenities and the exterior home services that are covered as part of your HOA dues.

Homes in Heritage Grand

The homes at Heritage Grand fit the active adult lifestyle right down to the floor plan. Most are single story, which means no stairs to navigate and easy, comfortable living. Sizes typically run from about 1,425 to nearly 3,400 square feet, so downsizers and entertainers both find room. Buyers originally chose from roughly 26 floor plans, giving the streets pleasant variety. Brick exteriors keep the look polished.

Because construction wrapped years ago, every home here trades on a resale basis. Recent pricing generally lands in the low $300s to the high $400s, though standout properties can push higher. Lots vary nicely too. You’ll come across standard subdivision lots, quiet cul-de-sac sites, and a handful with lovely greenbelt views. When the right one pops up, it tends not to linger on the market.

The builders behind Heritage Grand bring solid reputations to the table. Village Builders, a Lennar brand, crafted the majority of the homes and earned a name for quality and thoughtful design. K. Hovnanian, a respected national builder, added a smaller share with comparable care. Both have shaped communities across the country, so buyers benefit from proven track records. That craftsmanship still shows today.
