All of Kelliwood’s neighborhoods are located entirely within the boundaries of the award-winning Katy Independent School District. Depending on which particular community, resident children will attend one of three elementary schools, either Pattison, Hayes, or Exley. Likewise, once they reach middle school age, they’ll attend either McMeans Junior High or Beck Junior High, and either Taylor High School or Cinco Ranch High School. The district does occasionally perform attendance boundary modifications, as families move in and out of certain areas. Verify attendance zones on the Katy ISD website prior to purchasing your new home.

According to the Texas Education Agency, Lamar Consolidated ISD has a district rating of “A” in the most recent school report cards.

Property Taxes and HOA Dues

The property taxes in Kelliwood are assessed by the Fort Bend County Appraisal District or the Harris Central Appraisal District. The total tax rate is comprised of several different taxing entities depending on which part of the community you live in. These will typically include the school district, the mud district, and county or city services but could even vary based on section.

As of the time of this writing (2024), the average property tax rate is 2.296%. Because of the differences in the age of homes here, as well as varying taxing entities, this rate could be lower or higher. The rates are applied to each $100 of a home’s value.

For example, a $400,000 home could expect to pay $9,184 / year in property taxes. ($400,000 / $100 = $4,000 x 2.296 = $9,184. This of course does not tax into account homestead, over 65, and other tax exemptions that offer considerable tax savings. Read more about how property taxes work in our area.

Kelliwood Community Village

As of the time of this writing, the annual HOA Dues in Kelliwood range from $625 to $3,315 per year. The wide disparity is due to the fact that Kelliwood is comprised of so many different ‘villages’, each offering differing amenities. The gated communities with lakes and golf course access will be much higher than the community without such amenities.

Kelliwood Homes

Homes in the Kelliwood community range from as low as 1,838 square feet to over 11,000. Current resale pricing ranges from $358,000 to over $1,350,000. The communities were built primarily in the 1980s and 1990s, therefore all development and all homesites have long since been completed. There is no new construction remaining within the community.

Lot sizes range from about 4,900 square feet to over four acres (188,536 sf). In the community you’ll find waterfront lots, golf course lots, standard subdivision lots, corner lots and cul-de-sac lots; in single, split level and three story configurations. Builders include Kickerillo, Norwood Homes, Parkwood Builders, Brickland Homes and more.
