As of the time of this writing (2024), the average property tax rate is 3.40%. Because of the differences in the age of homes here, as well as varying taxing entities, this rate could be lower or higher. The rates are applied to each $100 of a home’s value.

For example, a $400,000 home could expect to pay $13,600 / year in property taxes. ($400,000 / $100 = $4,000 x 3.40 = $13,600. As of the time of this writing, the average annual HOA Dues in the neighborhood are $1,500 / year. In the Katy area, for a small community with a small set of amenities, $1,500 would be considered high.

Marcello Lakes Homes

Homes in the Marcello Lakes community range from as low as 1,704 square feet to nearly 4,000. Current resale pricing ranges from $390,000 to over $600,000. Development has been completed here, and all homesites have been sold, so there is no new construction remaining within the community.

Lot sizes range from about 3,300 square feet to a little over 10,000 square fett. Roughly half of the 300 homesites in Marcello Lakes as waterfront lots, but you’ll also find neighborhood lots including cul-de-sac and corner properties throughout. Homes here are either single level or in two story configurations. Builders include Princeton Classic, Gehan Homes, and Legend Homes.
