About Pin Oak Village

Pin Oak Village isn’t new, and honestly, that’s part of the charm. The neighborhood broke ground in the early 1980s with a vision for custom homes and tree-lined streets. Then the oil downturn hit, construction slowed to a crawl, and for a while it seemed like the story might end there. But the ’90s brought new life when Perry Homes stepped in to finish the build-out. By the time the last house was complete, there were roughly 440 homes, some with that unmistakable ’80s architecture, others with the cleaner lines of the ’90s.

The variety is subtle but noticeable if you pay attention. A porch with intricate trim here, a brick façade with sweeping arches there. It feels lived-in, in a good way, the kind of place where trees have had decades to grow into proper shade. The HOA keeps things tidy without being overbearing, and the shared spaces – pool, clubhouse, tennis courts – are actually used, not just photographed for a brochure. And while it’s tucked enough to feel separate, it’s not far from the action.

Katy Mills Mall is a quick trip down the road for errands, a movie, or a Saturday of shopping. Just beyond that, the Katy Boardwalk District is taking shape – a mixed-use development with lakefront paths, dining, entertainment, and even a hotel. When it’s finished, you could leave your car in the driveway and still make a night of it. That’s the balance Pin Oak Village seems to pull off – close to everything, yet still, somehow, its own little world.

About the Area

Step outside the neighborhood and you quickly see why this part of Katy stays in demand. LaCenterra at Cinco Ranch is just down the road and offers a mix of restaurants, boutique shopping, and casual hangout spots. It is the kind of place you end up visiting more often than you planned, whether for dinner or just to walk around.

For everyday needs, you have H E B, Kroger, and several retail centers within a few minutes. Katy Mills Mall adds another layer with larger retail options, entertainment, and indoor activities that come in handy during the hotter months. There is a nice balance here between convenience and having options.

Entertainment and recreation are easy to find as well. Typhoon Texas Waterpark, local golf courses, and nearby parks give you plenty to do on weekends. The upcoming Boardwalk development is also expected to bring more dining and waterfront style experiences, which should only add to the area’s appeal over time.

Amenities

Pin Oak Village doesn’t just sit back on its history; it’s got a few built-in perks that make day-to-day life easier. The centerpiece is the community clubhouse, which isn’t some oversized, empty showpiece. It’s the kind of place that actually gets used for neighborhood gatherings, birthday parties, and the occasional HOA meeting that somehow manages to drag on just a little too long. Outside, the pool is big enough for actual laps but casual enough for lazy summer afternoons. And yes, there is a kiddie pool for the little ones that aren’t quite ready for the main pool.

In the summer, it’s also home turf for the Pin Oak Piranhas swim team, a name that makes the littlest swimmers feel like champions before they even hit the water. For anyone who prefers a bit of friendly competition, there are tennis courts tucked into the neighborhood’s green spaces. They’re rarely overcrowded, which means you can actually play a set without feeling rushed. Families with young kids tend to gravitate toward the playgrounds, which are shaded enough to be usable for more than a few minutes in the Texas heat.

It’s a small thing, but in a place where summer can feel endless, that shade matters. And then there are the trails and sidewalks – not fancy, but intentional. They make evening walks, bike rides, or a quick jog to a neighbor’s house part of the routine.

It’s the kind of layout that encourages you to actually see the people who live nearby, which might explain why it still feels like a connected community even as Katy keeps growing around it.

Property Taxes & HOA Dues

Homes in Pin Oak Village receive their annual property tax assessments from the Fort Bend County Appraisal District. The total tax rate consists of several different taxing entities, which can vary depending on the part of the community where you live.

These rates typically apply to the school district, MUD district, and county or city services, but they can vary based on the specific section.

As of the time of this writing (March 2026), the average property tax rate for homes in the neighborhood is 1.984%. Just as with every home in the Katy and Fulshear areas, and Texas for that matter, these rates apply to every $100 of a home’s valuation. The current average sales price is $560,000, which we’ll use to map our how property taxes work. To understand how that plays out, that $560,000 home could expect to pay $11,110 / year in property taxes:

$560,000 / $100 = $5,600.00 x 1.984 = $11,110.

This of course does not take into account homestead, over 65, and other tax exemptions that offer considerable tax savings. Read more about how property taxes work in our area. As of the time of this writing, the annual HOA Dues here are $920. Homeowners in the Katy area typically consider these dues very reasonable, especially given the community’s size and amenities.
