The neighborhood is located entirely within the boundaries of the award-winning Lamar Consolidated Independent School District, with resident children attending Morgan Elementary, Roberts Middle School, Leaman Junior High, and Fulshear High School. The district does occasionally perform attendance boundary modifications, as families move in and out of certain areas. Therefor, verify attendance zones on the Lamar CISD website prior to purchasing your new home.

As of the time of this writing (2024), the average property tax rate is 2.893%. Because of the differences in the age of homes here, as well as varying taxing entities, this rate could be lower or higher. The rates are applied to each $100 of a home’s value.

As of the time of this writing, the average annual HOA Dues in the neighborhood are $740 / year. In the Fulshear area, those would be considered higher than average solely because there are not an overabundance of amenities that should require a lot of ongoing maintenance – largely the pool and landscaping.

Century Communities has completed all development and all homesites have been completed, so there is no new construction remaining within the community.

Lot sizes range from about 5,100 square feet to a little over 1/3 of an acre (15,000 square feet). In the community you’ll find waterview lots, standard subdivision lots, corner lots and cul-de-sac lots; in single and split level configurations. All of the homes here were built by Century Communities.
