Seven Meadows is a master-planned community of just under 1,700 single family homes from Newland Communities, the well known developer of popular projects like Cinco Ranch, Elyson and Telfair. The neighborhood is located entirely within the boundaries of the award-winning Katy Independent School District, with resident children attending Holland Elementary, Beckendorff Junior High and Seven Lakes High School. The district does occasionally perform attendance boundary modifications, as families move in and out of certain areas. Verify attendance zones on the Katy ISD website prior to purchasing your new home.

According to the Texas Education Agency, Lamar Consolidated ISD has a district rating of “A” in the most recent school report cards.

Property Taxes and HOA Dues

The property taxes in Seven Meadows are assessed by the Fort Bend County Appraisal District. The total tax rate is comprised of several different taxing entities depending on which part of the community you live in. These will typically include the school district, the mud district, and county or city services but could even vary based on section.

As of the time of this writing (2023), the average property tax rate is 2.443%. Because of the differences in the age of homes here, as well as varying taxing entities, this rate could be lower or higher. The rates are applied to each $100 of a home’s value.

For example, a $400,000 home could expect to pay $9,772 / year in property taxes. ($400,000 / $100 = $4,000 x 2.443 = $9,772. This of course does not tax into account homestead, over 65, and other tax exemptions that offer considerable tax savings. Read more about how property taxes work in our area.

As of the time of this writing, the average annual HOA Dues in the neighborhood are $1,200 / year. In the Katy area, for a master planned community, those are considered fairly average particularly considering the sheer number of amenities that this community has to offer.

Seven Meadows Homes

Homes in the Seven Meadows community range from as low as 1,650 square feet to nearly 7,000. Current resale pricing ranges from $350,000 to over $1,100,000. Newland Communities has completed all development and all homesites have been completed, so there is no new construction remaining within the community.

Lot sizes range from about 5,100 square feet (townhome) to over half an acre (26,000 sf). In the community you’ll find waterfront lots, golf course lots, standard subdivision lots, corner lots and cul-de-sac lots; in single, split level and three story configurations. Builders include Highland Homes, David Powers, Partners in Building, Trendmaker, David Weekley, Meritage Homes, and Lennar Homes.
