About Ventana Lakes

Ventana Lakes is a master-planned community in North Katy developed by D.R. Horton. Building started around 2013, and over the next several years the neighborhood filled in steadily. By the time construction wrapped up, there were well over a thousand homes across roughly 640 acres, which gives it the feel of a complete, established community rather than a pocket community.

One of the strongest pulls for families here are the schools. Ventana Lakes is served by Katy ISD, with Bethke Elementary located right inside the neighborhood. Stockdick Junior High and Paetow High School are also close by.

Having schools so close cuts down on drive time and, for many parents, that daily convenience is worth as much as the house itself. Of course, morning traffic still builds up on Porter Road, but that’s Katy life.

Residents also enjoy a solid lineup of neighborhood amenities. There’s a community pool with splash features for kids, a clubhouse that hosts events, and several parks tucked between the sections. Walking trails weave through the neighborhood, making it easy to get outside without leaving home. It’s not the largest amenity package you’ll find in Katy, but for many families it hits the right balance between convenience and upkeep.

The location also makes daily errands easy. The community sits just north of I-10 along the Grand Parkway, so grocery runs, shopping, and restaurants are only minutes away. Katy Mills Mall and Typhoon Texas are a quick drive, and you’ll find everything from casual dining to family-owned spots within a short radius.

What makes Ventana Lakes stand out is how it balances size and atmosphere. It’s large enough to offer amenities and a sense of community, but it still keeps a quieter, residential character. For buyers who want access without feeling surrounded by nonstop traffic, that balance can be a big part of the appeal.

About the Area

The area surrounding Ventana Lakes punches well above its weight when it comes to everyday convenience and entertainment. LaCenterra at Cinco Ranch is just a short drive south and is one of the more upscale outdoor shopping and dining destinations in the greater Houston area. It’s the kind of place where you can grab dinner, catch a weekend event on the green, and still make it home before bedtime. That town-center energy is something residents here genuinely enjoy.

Beyond LaCenterra, you’re also within easy reach of Katy Mills Mall, which offers a full range of retail and dining options under one roof. Grocery runs are equally painless – HEB, Kroger, Walmart, Whole Foods, Trader Joe’s, Costco, and Aldi are all in the mix nearby. Families with kids will also appreciate having entertainment options like Andretti Indoor Karting and Games and Times Square Entertainment just a few minutes up the road.

Getting around from Ventana Lakes is fairly straightforward thanks to quick access to both Highway 99 and I-10. That said, Clay Road can get congested during peak hours, so it’s worth factoring in your daily commute timing when you’re planning your schedule. Overall though, the tradeoff for this location is more than worth it – you get suburban peace with urban-level access, and that’s a combination that keeps this part of Katy in high demand.

Amenities

Amenities play a big role in the feel of Ventana Lakes, and this neighborhood checks plenty of boxes. The pool is a favorite during the long Texas summers, with a splash pad designed for younger kids who want to cool off without diving into deeper water.

Parents often mention how convenient it is to have both spaces right in the neighborhood, since it makes those quick after-school swims or weekend outings simple. The community clubhouse and pavilion give residents a central gathering spot. Whether it’s neighborhood meetings, birthday parties, or just a shaded place to relax, the facilities help create more of a connected, community atmosphere.

You don’t have to leave the neighborhood to enjoy group activities, which is something not every subdivision offers. Most of the amenities in Ventana Lakes are centered in one main area rather than spread evenly across the community.

The clubhouse, pool with splash pad, pavilion, and playgrounds all sit together, creating a central hub where families tend to gather. It makes the space feel lively on weekends or during summer, almost like the neighborhood’s own little park complex. While you won’t find a pocket park on every corner, the main amenity area is large enough to draw people in and give the community a focal point.

Add in the walking trails that wind around the community and you end up with a neighborhood that encourages people to get outside, whether for morning walks, jogging, or just a casual evening stroll.

The community lakes and their wide, winding walking trails add another layer of appeal. They provide peaceful views, spots for residents to unwind, and natural backdrops that make the neighborhood feel less like rows of houses and more like a planned environment with open space. Combined with the other amenities, the lakes help round out Ventana Lakes as a place where families can not only live but also relax, play, and connect.

Property Taxes & HOA Dues

Homes in Ventana Lakes receive their annual property tax assessments from the Harris Central Appraisal District. The total tax rate consists of several different taxing entities, which can vary depending on the part of the community where you live.

These rates typically apply to the school district, MUD district, and county or city services, but they can vary based on the specific section.

As of the time of this writing (March 2026), the average property tax rate for homes in the neighborhood is 2.81%. Just as with every home in the Katy and Fulshear areas, and Texas for that matter, these rates apply to every $100 of a home’s valuation. The current average sales price is $355,000, which we’ll use to map out how property taxes work. To understand how that plays out, that $355,000 home could expect to pay $9,976 / year in property taxes:

$355,000 / $100 = $3,550.00 x 2.81 = $9,976.

This of course does not take into account homestead, over 65, and other tax exemptions that offer considerable tax savings. Read more about how property taxes work in our area. As of the time of this writing, the annual HOA Dues here are $830. Homeowners in the Katy area typically consider these dues very reasonable, especially given the community’s size and amenities.

The mix of lot types and home styles gives buyers solid options depending on budget, layout preferences, and how much space they want around them.

Just minutes from strong schools, busy shopping areas, and some of the fastest growing parts of Houston, Ventana Lakes keeps daily life simple. It’s a neighborhood where neighbors wave, kids ride bikes in the evenings, and quick walks around the block are part of the routine.
