About Westheimer Lakes

Westheimer Lakes actually spans two connected communities built around FM 1093 and the Westpark Tollway, developed by Land Tejas Companies as one of Fort Bend County’s earliest master planned neighborhoods along the Grand Parkway corridor. Construction broke ground around 2005 and wrapped up roughly a decade later, giving the community a matured, tree lined feel that newer developments still can’t match.

North of the tollway, Westheimer Lakes North sits inside the city of Katy and falls entirely within Katy ISD boundaries. This section grew quickly thanks to affordable pricing and its location just off FM 1093, and it remains one of the more budget friendly options in southwest Katy without sacrificing school quality. Families here appreciate the shorter drive to Katy’s core retail and job corridors along I-10.

South of the tollway in Richmond, the larger Westheimer Lakes South stretches across roughly 592 acres and includes several private, gated sections such as Canyon Gate and Canyon Springs. This side is zoned to Lamar Consolidated ISD and carries most of the community’s signature amenities, including its namesake lakes. The gated pockets add an extra layer of privacy that some buyers specifically seek out.

About the Area

Westheimer Lakes sits at a genuinely convenient crossroads, with the Westpark Tollway offering a quick shot toward the Energy Corridor, the Galleria, and downtown Houston. The Grand Parkway is just minutes away too, offering a quick North/South commute, so residents rarely feel boxed in by the drive. It is one of those spots where the access looks great on paper and actually holds up during real world commutes.

Everyday errands are easy from here. LaCenterra at Cinco Ranch and the Meadows Marketplace both sit within a short drive and cover most shopping and dining needs, from sit down restaurants to grocery runs. Katy Mills Mall adds another layer of retail and entertainment for weekend outings, and Typhoon Texas Waterpark is close enough for a quick summer trip without turning into an all day event.

For families craving even more variety, downtown Richmond and the broader Sugar Land area open up additional dining and cultural options within a reasonable drive. Golfers in the community can also join Houston National Golf Club at a discounted resident rate, a nice perk not every Katy area neighborhood offers. Overall, the area strikes a comfortable balance between suburban quiet and city convenience.

Community Schools

Katy ISD
Westheimer Lakes North, which is a much smaller section of the Master Planned Community, is zoned to Katy ISD, and is bordered to the south by the Westpark Tollroad. Students in Westheimer Lakes North will attend either Randolph Elementary then move onto Seven Lakes Junior High and finally Jordan High School.
Lamar Consolidated ISD
The larger area, just across the Westpark Tollroad to the south, is known as Westheimer Lakes South and is zoned to Lamar Consolidated ISD schools. Students here will attend either Terrell Elementary or Fagert Elementary before moving on to Bielstein Middle School for sixth grade. They will then attend Banks Junior High for seventh and either grade and finally Tomas High School.
Zoning and Performance
Districts occasionally perform attendance boundary modifications, as families move in and out of certain areas. Verify attendance zones on the district websites, linked above, prior to purchasing your new home. Remember though, that while your home CAN be rezoned to different schools, it cannot be rezoned to a different district. According to the TEA, both Katy ISD and Lamar Consolidated ISD have a district rating of “B” in the most recent school report cards.

Amenities

The amenity package here genuinely stands out, largely thanks to the SplashPad Texas Recreation Center that both sides of the community share. It centers around a resort style pool with a beach entry splashpad, giving younger kids a place to cool off without the deep end intimidation factor. And to keep things extra safe for the littles, a separate toddler pool rounds things out nicely for the littlest residents.

Beyond the pool, residents get a full clubhouse, a covered pavilion, and a shaded cabana for birthday parties or weekend gettogethers. Multiple neighborhood parks and playgrounds are scattered throughout, so there is almost always one within walking distance no matter which section you land in. Lighted tennis courts round out the active side of things for residents who want more than a pool day.

The community’s namesake lakes tie everything together, with walking trails winding along the water and connecting several of the parks. Some homes back directly to these lakes, giving those lots a quieter, more scenic setting. Whether it is an evening walk or a weekend picnic by the water, the trails and green space give Westheimer Lakes a resort like feel that is hard to find at this price point.

Property Taxes & HOA Dues

Both sides of Westheimer Lakes fall under the Fort Bend County Appraisal District, so despite straddling the Katy and Richmond addresses, there are no separate county tax exceptions to account for. The total rate combines several taxing entities, including the school district, municipal utility district, and county services, and can vary slightly from section to section depending on which MUD or PID serves that particular street.

As of July 2026, the average tax rate for Westheimer Lakes sits around 2.26% before any exemptions or reductions. These rates apply to every $100 of a home’s assessed valuation, so using the community’s average sales price gives a clear picture of what that looks like in practice.

$365,000 / $100 = 3,650 x 2.26 = $8,249

Keep in mind this figure excludes any homestead, over 65, or other exemptions a buyer may qualify for, all of which can meaningfully lower the tax bill. It is worth taking time to understand how property taxes work before assuming this number is final. On the HOA side, annual dues run $881, which lines up as reasonable given the ample amenity package. Those gated section however will have a slightly higher annual premium.

Homes in Westheimer Lakes

Homes across Westheimer Lakes range widely in size, from cozy 1,200 square foot starter homes up to spacious 4,700 square foot two story layouts on the larger lots. Resale prices generally run from the low $200,000s up toward $600,000 for the bigger homes in gated sections like Canyon Gate, giving buyers plenty of room to shop within their budget. Since the community wrapped up construction years ago, everything on the market today is resale rather than new build.

Lot sizes vary by section but generally fall between 2,500 square feet and 1/2 acre, with several lot types represented throughout the community. Standard subdivision lots make up the bulk of the inventory, though buyers will also find cul-de-sac lots and a good number of waterfront lots backing directly to the community’s lakes. There are no golf course lots here, but the lake frontage tends to be the more sought after alternative anyway.

Builders across Westheimer Lakes include Perry Homes, D.R. Horton, CastleRock Communities, and Devon Street Homes, all well established names known for solid construction and consistent floor plans throughout the Houston area. Most homes feature open concept layouts with brick and stone exteriors, and many buyers appreciate the mix of one and two story options available. That mix lends itself nicely to the diversity in architectural style from street to street.
