Willow Creek Farms is a thoughtfully designed master-planned community situated just west of Katy in Brookshire, Texas. Willow Creek Farms is served by two award winning school districts in Katy Independent School District and Lamar Consolidated Independent School District. For those families located in the Katy sections, resident children attend Bryant Elementary, Woodcreek Junior High, and Katy High School, home of the nine-time state champion Katy Tiger football team. Bryant Elementary is particularly convenient as it’s located at the East entrance to the neighborhood. Woodcreek Elementary and Katy High School are both located less than 5 miles away.
On the other hand, families located in the Lamar Consolidated sections send their children to attend Melton Elementary, Leaman Junior High, Roberts Middle School, and Fulshear High School. Melton Elementary is located just outside the community in Jordan Ranch, roughly 5 minutes away. Leaman, Roberts, and Fulshear High School are located on LCISD’s fulshear campus along FM-1093 just outside the Texas Heritage Parkway. Both districts have seen tremendous growth over the last decade.
Both Katy ISD and Lamar Consolidated ISD occasionally perform attendance boundary modifications, as families move in and out of certain areas. It’s important to note that while your home could be rezoned to other schools, it cannot be rezoned to another district. According to the Texas Education Agency‘s most recent accountability ratings (2022), both districts have an overall district rating of “A”.

The large majority of homes in Willow Creek Farms receive their annual property tax assessments from the Waller County Appraisal District. There is however, a couple of smaller sections that are just across the county line who receive their assessments from the Fort Bend County Appraisal District. The total tax rate consists of several different taxing entities, which can vary depending on the part of the community where you live. These rates typically apply to the school district, MUD district, and county or city services, but they can vary based on the specific section.
As of the time of this writing (2025), the average property tax rate in the Waller County sections is 2.821%. The average property tax rate in the Fort Bend sections is 2.729%. Just as with every home in the Katy and Fulshear areas, these rates apply to every $100 of a home’s value.
As an example, a $400,000 home could expect to pay $10,916 / year in property taxes. ($400,000 / $100 = $4,000 x 2.729 = $10,916. This of course does not take into account homestead, over 65, and other tax exemptions that offer considerable tax savings. As of the time of this writing, the annual HOA Dues in the neighborhood are $700. In the Katy area, for a community of this size and with its numerous amenities, these dues should be considered very reasonable.
Homes in the Willow Creek Farms community range from as low as 1,464 square feet to just under 4,500. Current resale pricing ranges from $300,000 to just over $530,000. Willow Creek Farms has completed all development, so there is no new construction remaining within the community.
Lot sizes range from about 4,730 square feet to nearly 22,000 square feet (almost 1/2 acre). In the community you’ll find single story and split level homes on standard subdivision, corner, and cul-de-sac lots. Builders include Westin Homes, Anglia Homes, Ryland Homes, Ashton Woods, and CalAtlantic.
