An ongoing Katy Fulshear Market Report documenting monthly market metrics and year over year changes in key area zip codes.
July 2026 Market Update
Last updated: August 12, 2026.
The Katy/Fulshear area remains one of the most active markets in Greater Houston, and spring is proving that out. Strong buyer activity, solid sales volume, and prices holding their ground – the fundamentals here are healthy.
But this isn’t a market that forgives sloppy strategy. With nearly 1,900 active listings, your home has to earn attention. Sellers who price it right and present it well are closing. The ones chasing last year’s numbers are sitting.
For buyers, the selection is excellent and there’s actual room to negotiate. No panic, no bidding wars, just a solid market where being prepared pays off.
Great schools, strong growth, quality communities. This area isn’t going anywhere, and neither is the opportunity.

July 2026 Rental Market Update
The Katy/Fulshear rental market is busy – 658 homes leased last month across the area – but renters are clearly in the driver’s seat. Average rents are softening across most zip codes, and homes are sitting nearly 47 days before leasing. That’s not a crisis, but it’s a signal.
Supply is up, tenants have options, and they’re using them. Landlords who price competitively and keep their properties in good shape are filling vacancies. Those who don’t are finding out what 50+ days of vacancy costs them the hard way.
For renters, this is about as good as it gets in this area. Selection is wide, landlords are negotiating, and you don’t have to settle. For property owners, the strategy is simple: know your number, know your competition, and don’t let ego set your rent price.

Community Reports
Every month, we step back and look at the big picture across Katy and Fulshear. The numbers above show overall trends in pricing, inventory, days on market, and buyer activity. They help answer the broad questions. Is the market heating up. Are homes taking longer to sell. Is inventory rising or tightening. That high level view matters because it sets the tone for the entire area. But you should know that real estate is local. Very local.
What is happening across Katy as a whole can look very different once you zoom into a specific neighborhood. One community may see multiple offers and rising prices, while another may have longer market times and more room to negotiate. Even within Fulshear, price points, builder inventory, resale activity, and lot sizes can shift the numbers in meaningful ways. That is why the neighborhood breakdowns below are so important.
If you are thinking about selling, you need to know how homes like yours are performing, not just the area average. If you are buying, you want to understand the competition and pricing in the specific community you are targeting. Click on your neighborhood below to see the detailed data for your community. That is where the real story lives.
For neighborhood-level context, compare the historical price-per-square-foot series and community details for Grayson Lakes, Young Ranch, and Weston Lakes. Differences in location, home size, and the mix of sales mean neighborhood figures should be read alongside the broader Katy/Fulshear market.
