Firethorne is a master-planned community of roughly 3,400 single family homes from Jefferson Development, the well known developer of huge projects like Coles Crossing, Bridge Mill, and Silverlake. It is located in the far west sector of the Katy area, just south of Interstate 10 and is subdivided by FM 1463. The community lays claim to being one of the top 10 neighborhoods in Katy and depending on location, sends its kids to two different award-winning school districts.

Schools and School Districts

The original sections of Firethorne, as well as those on the Eastern side of FM-1463 are zoned to the Katy Independent School District. At the time of this writing, that means neighborhood kids will attend Wolman Elementary, Wood Creek Junior High, and Katy High School – home of 9 time State Champion and two time National Champion Katy Tigers.

Wolman Elementary is located in the neighborhood at the intersection of the two main thoroughfares North and South Firethorne roads. Wood Creek Junior High and Katy High School are both within a 5 mile drive and bus transportation is provided. Most of Katy ISD’s high schools are in the 6A division, the states largest classification, which generally means that class sizes are larger.

The newer sections of Firethorne, otherwise known as Firethorne West are zoned to Lamar Consolidated School District. By the same token, these kids will attend Lindsey Elementary (also located within the neighborhood), Roberts Middle School, Leaman Junior High and Fulshear High School. As a smaller school district, Lamar Consolidated intentionally keeps their high schools in the 5A division, which often times means smaller class sizes.

According to the Texas Education Agency, both districts perform academically very similarly, and rate among the very best school districts in the state.

Amenities

Firethorne was designed from the very beginning with the idea of providing lots of reasons to get outdoors and active in your community. Amenities include three huge lakes, each surrounded by walking trails and each perfect for waterside picnics, fishing, or that perfect social snapshot opportunity. You’ll also find a walkable (or bikeable) nature reserve, an extensive trail system, walking paths, and covered playground through the neighborhood.

Homeowners can also enjoy tennis, sand volleyball, field sports, a good swim at either the resort pool or competition pool, and the kids will LOVE the splashpad and water slides. Need to get fit? There’s also a community gym complete with free weights, machine weights, treadmills, orbital trainers, and stationary bikes. Go get your sweat on! It’s all included as part of your HOA dues.

Lastly, the developers built a clubhouse at the intersection of S. Firethorne Rd. and W. Firethorne Rd. It’s a large venue with plenty of parking, and is made available for rent to homeowners. It’s the perfect location for birthday parties, small weddings, family reunions and more. Reservations can be made through the HOA Management office, which coincidentally is housed in the Clubhouse.

Property Taxes and HOA Dues

The property taxes in Firethorne are assessed by the Fort Bend County Appraisal District, and are comprised a several different taxing entities depending on which part of Firethorne you live in. These will typically include the school district, the mud district, and county services. As of the time of this writing, the property tax rate in the Katy ISD sections is 2.732% and the rate in the Lamar Consolidated section is 2.6123%. The rates are applied to each $100 of a home value.

For example, a $300,000 home in the Katy ISD section could expect to pay $8,196 / year in property taxes. ($300,000 / $100 = $3000 x 2.732 = $8,196. In the Lamar Consolidated section, that same $300,000 home would be paying $7,836.90. Read more about how property taxes work in our area.

As of the time of this writing (and frankly since the beginning of the neighborhood), the annual HOA Dues for Firethorne are $800 / year. If you live in the small gated section of Firethorne, those annual dues are $1,100. In the Katy area, for a master planned community, those are considered pretty low and it’s a testament to the management team that they’ve never had to increase those dues. Knock on wood.

Firethorne Homes

Homes in the Firethorne community range from as low as 1,500 square feet to over 8,000. Current resale pricing ranges from $300,000 to just under $1,000,000. And lot sizes range from about 6,000 square feet to almost half an acre. In the community you’ll find a gated section, you’ll find waterfront homes, and single story homes to three story homes. Builders include Perry Homes, David Powers, David Weekley, Coventry, Plantation, MI Homes, Highland Homes, Ashton Woods Homes, and more.

Firethorne is a community at the forefront of dynamic growth, yet somehow retains it’s small-town charm. Here, amidst many of the state’s most envied employers, leading health care, excellent shopping, championship golf courses, and a well-designed and growing infrastructure, there’s still a feeling that you can turn a corner and be on Main Street, USA.
