Know thy Costs

It’s crucial that you know all of the costs involved in purchasing your home because they can add up quickly. It’s part our job to work with your lender to obtain a loan estimate (previously known as a Good Faith Estimate) and review what those costs with you.

The Search Begins

Making an Offer

Once you have found the property you want, we will write a purchase agreement.

While much of the agreement is standard fare, there are many areas that we can negotiate including price, earnest money deposit, option period, closing date, included personal property, repairs, seller paid buyers costs, and home warranties.

Closing and Funding

Once we have your dream home under contract, a lot will happen quickly: Inspections, repair negotiations, appraisal, survey, loan underwriting, and title review.

Once all of these items have been completed, we’ll schedule closing at the title company. Closing is the actual signing of all required documentation and funding is when all monies have been dispersed. You do not OWN the property until funding has occurred.
