Anserra is zoned entirely to the Katy Independent School District (KISD). Neighborhood children will attend Bryant Elementary, Woodcreek Junior High and Katy High School, home to the nine time State Champion Katy Tiger football team. Bryant Elementary is conveniently located right down Kingsland Blvd. at the Texas Heritage Parkway. Woodcreek Junior High and Katy High School are both less than 5 miles to the East.
Katy ISD occasionally performs attendance boundary modifications, as families move in and out of certain areas. It’s important to note that while your home could be rezoned to other schools, it cannot be rezoned to another district. According to the Texas Education Agency‘s most recent accountability ratings (2022), Katy ISD has an overall district rating of “A”.
Anserra is designed with a strong emphasis on outdoor recreation and family-friendly amenities. The Fort Bend County Appraisal District assesses property taxes in Anserra. The total tax rate consists of several different taxing entities, which vary depending on the part of the community where you live. These will typically include the school district, the mud district, and county or city services but could even vary based on section.
As of the time of this writing (2024), the average property tax rate is 3.17%. Because of the differences in the age of homes here, as well as varying taxing entities, this rate could be lower or higher. The rates are applied to each $100 of a home’s value.
For example, a $350,000 home could expect to pay $11,095 / year in property taxes. ($350,000 / $100 = $3,500 x 3.17 = $11,095. As of the time of this writing, the average annual HOA Dues in the neighborhood are $965 / year. In the Katy area, for a small community with limited amenities, those would be considered quite high. Neighboring Firethorne has far more amenities to offer residents at only $850 annually.
Homes in the Anserra community range from as low as 1,700 square feet to nearly 5,000. Current resale pricing ranges from $308,000 to over $485,000. KB Home completed development in 2020 and the last new construction home was built in 2021. Subsequently, there are no new construction homes available in Anserra.
Lot sizes range from about 5,200 square feet to a little over 15,000 square feet. In the community you’ll find waterfront lots, standard subdivision lots, corner lots and cul-de-sac lots; in single and split level configurations. KBHome was both the developer and sole homebuilder in this community.
KBHome has a long history in the Houston area of building quality, affordable homes for first time homebuyers. Their developments are typically more of the pocket community variety rather than large scale master planned communities, but they still manage to include beautiful amenities.
