Cane Island is a master-planned community spanning 1,100 acres across the Katy prairie land, and is one of two preeminent Houston area communities from Las Vegas developers, Rise Communities LLC. It is located along the western edge of Old Katy, just North of Interstate 10 and features homes from the $400s to the millions. The community lays claim to being one of of only two master-planned communities in North Katy and draws families looking for a quieter way of life.
Cane Island is located entirely within the boundaries of the award-winning Katy Independent School District. At the time of this writing, that means neighborhood kids will attend Robertson Elementary, Katy Junior High, and Katy High School – home of 9 time State Champion and two time National Champion Katy Tigers.
Robertson Elementary is located within the community immediately to the West of the Community Center off of Innovation Dr. Katy Junior High and Katy High School are both within a 5 mile drive and bus transportation is provided.
According to the Texas Education Agency, Katy ISD has a district rating of “A” in the most recent school report cards.
Cane Island is a vibrant community where residents and their visitors meet to enjoy everything this amazing neighborhood has to offer, which includes some unique amenities that will not be found in other nearby communities.
Stop by for some dinner and live music at The Oaks Kitchen & Bar, which features indoor and covered patio dining. Take a walk through Cane Island’s Observatory, a picturesque greenhouse that remains a popular destination location for for family portraits. Or make time for your health with an amazing workout at the community fitness center and yoga studio.
Looking for more? How about two pools? A competition lap pool and a family recreation pool complete with a 500-gallon spill bucket and splashpad. Book an overnight getaway at the Treehouse Ambassador’s Suite or roast some s’mores around the fire pit.

The property taxes in Cane Island are assessed by the Waller County Appraisal District, and are comprised a several different taxing entities depending on which part of Cane Island you live in. These will typically include the school district, the mud district, and county or city services but could even vary based on section. As of the time of this writing (2022), the average property tax rate is 3.4077%. The rates are applied to each $100 of a home’s value.
For example, a $400,000 home could expect to pay $13,631 / year in property taxes. ($400,000 / $100 = $4,000 x 3.4077 = $13,631. This of course does not tax into account homestead, over 65, and other tax exemptions. Read more about how property taxes work in our area.
As of the time of this writing, the annual HOA Dues for Cane Island are $1,150 / year. In the Katy area, for a master planned community, those are considered fairly average, particularly considering the sheer amount of amenities available to its residents.
Homes in the Cane Island community range from as low as 1,800 square feet to over 6,000. Current resale pricing ranges from $400,000 to just under $1,400,000, with new homes ranging from $500,000 to almost $1,300,000. Lot sizes range from about 6,000 square feet to almost half an acre. In the community you’ll find a gated section, you’ll find waterfront homes, and single story homes to three story homes. Builders include Chesmar, Coventry, David Weekley, Highland, Perry, Shea, and custom builders William David and Cayson Graye.
Cane Island is a pioneer of bringing west-coast floorplans with open concepts to the Katy area, and have made it a mission to fit in as one of their own. They even light up their fountains in Katy Red on game nights!
