Cardiff Ranch is a popular planned community on Katy’s west side encompassing 185 acres and featuring approximately 230+ homes along FM-1463. Started in 2010, the neighborhood features one and two story homes and is located completely within the Katy Independent School District boundaries. The average home in Cardiff Ranch is a two story residence with 4 bedrooms, 3 bathrooms, and approximately 3,800 square feet of living space on a 7,000 square foot lot and features a 2 car garage. Homes in this community rarely come on the market, and when they do they typically sell within a month.
Cardiff Ranch is located entirely within the boundaries of the award-winning Katy Independent School District. At the time of this writing, neighborhood kids will attend Davidson Elementary, Tays Junior High and Tompkins High School. The district does occasionally perform attendance boundary modifications, as families move in and out of certain areas. Verify attendance zones on the Katy ISD website prior to purchasing your new home.
According to the Texas Education Agency, Katy ISD has a district rating of “A” in the most recent school report cards.
By Katy’s standards, Cardiff Ranch is a small community, but that doesn’t mean its lacking the amenities that draw residents in. The heart of the community is it’s 13 acre lake and gazebo which greets visitors the moment they drive through the main entrance. Mature landscaping and abundant greenscapes provide residents and their guests with plenty of outdoor recreation space.
Homeowners also benefit from the community clubhouse featuring a full fitness center, a playground for the younger children, an outdoor competition swim center, splashpad, and tennis courts. There is something for everyone to enjoy throughout the community.
The property taxes in Cardiff Ranch are assessed by the Fort Bend Appraisal District. The total tax rate is comprised of several different taxing entities depending on which part of the community you live in. These will typically include the school district, the mud district, and county or city services but could even vary based on section.
As of the time of this writing (2022), the average property tax rate is 2.7545%. This rate is applied to each $100 of a home’s value.

As of the time of this writing, the annual HOA Dues for Cardiff Ranch are $1,100 / year. In the Katy area, even considering the quality and popularity of this community, $1,100 annually is excessive for the limited overall size of the community and the amenities available.
Homes in the Cardiff Ranch community range from as low as 2,000 square feet to over 5,000. Current resale pricing ranges from $500,000 to just over $900,000. Cardiff Ranch has completed all development, so there is no new construction remaining within the community.
Lot sizes range from about 3,800 square feet to just under half an acre. In the community you’ll also find waterfront homes, and single story homes to three story homes. Builders include Beazer Homes, Westin Homes, and Meritage Homes.
Here, amidst many of the state’s most envied employers, leading health care, excellent shopping, championship golf courses, and a well-designed and growing infrastructure, there’s still a feeling that you can turn a corner and be on Main Street, USA.
Beyond a great environment and an excellent school system, Cardiff Ranch is a safe community with one of the lowest crime rates in the area. It is a place where families can feel secure in their homes, on their streets and in their parks.
