Construction started on Churchill Farms in 2012, and quickly gained popularity in Katy’s far-west side. Made up of roughly 570 homes, there is a certain appeal to having a Fulshear mailing address while at the same time sending the neighborhood kids to the award-winning Katy Independent School District. The community is made up entirely of one and two story traditional houses, averaging 4 bedrooms, 3.5 baths with approximately 3,200 square feet sitting on an 8,000 square foot lot, 29 of which feature lakefront views. In an average year, approximately 39 homes are sold (roughly 6.8%) and most spend less than one month on the market (2019 – 2022).
Churchill Farms is located entirely within the boundaries of the award-winning Katy Independent School District. At the time of this writing, neighborhood kids will attend Campbell Elementary, Adams Junior High and Jordan High School. The district does occasionally perform attendance boundary modifications, as families move in and out of certain areas. Verify attendance zones on the Katy ISD website prior to purchasing your new home.
According to the Texas Education Agency, Katy ISD has a district rating of “A” in the most recent school report cards.
By Katy’s standards, Churchill Farms is a small community, but still features some of the same great amenities that can be found in larger master planned communities. The heart of the community is it’s 3 acre lake and walking trails, adorned by a resort-style community pool and playground. Mature landscaping and abundant greenscapes provide residents and their guests with plenty of outdoor recreation space, including sports fields that are only a short walk-away.
The property taxes in Churchill Farms are assessed by the Fort Bend Appraisal District. The total tax rate is comprised of several different taxing entities, including the school district, the mud district, and county or city services. As of the time of this writing (2022), the average property tax rate is 2.94% in Churchill Farms. This rate is applied to each $100 of a home’s value.
For example, a $400,000 home could expect to pay $11,760 / year in property taxes. ($400,000 / $100 = $4,000 x 2.94 = $11,760. This of course does not take into account homestead, over 65, and other tax exemptions that can save homeowners money. Read more about how property taxes work in our area.
As of the time of this writing, the annual HOA Dues for Churchill Farms are $850 / year. In the Katy area, these dues might be considered high considering the size of the community, the lack of a gated section (in gated sections, road maintenance becomes the responsibility of the HOA, thereby increasing costs), and the limited availability of amenities. Neighboring Firethorne has far more amenities, a gate section, many more homes and still has the same HOA dues.
Homes in the Churchill Farms community range from as low as 1,800 square feet to over 5,500. Current resale pricing ranges from $360,000 to just over $620,000. Churchill Farms has completed all development, so there is no new construction remaining within the community.
Lot sizes range from about 5,900 square feet to just under 17,000. In the community you’ll also find waterfront homes, and single story homes to two story homes. Builders include Beazer Homes and Taylor Morrison.
The community is located roughly halfway between Interstate 10 and the Westpark Tollroad along FM-1463. It’s location makes it ideal for access to either as well as shopping, dining, entertainment, outdoor activities, and educational opportunities. It also enjoys quick and easy access to both Old Town Katy and Old Town Fulshear for some fantastic community events and city services.
Beyond a great environment and an excellent school system, Churchill Farms is a safe community with one of the lowest crime rates in the area. It is a place where families can feel secure in their homes, on their streets and in their parks.
