Cinco Ranch is a master-planned community spanning nearly 8,100 acres across Katy prairie land, and is now home to more than 14,000 families. Started in 1984 with a massive land purchase, development and construction has now spanned nearly thirty years and expanded its boundaries twice, but remains wholly in the Katy Independent School District. Started along the west side of Mason Rd. south of I-10, the community now spans all the way to FM-1463 and features homes from the $300s to well into the millions. The community has spent the majority of its years ranked highly, and in many years atop. the lists of the nation’s best selling communities.
Cinco Ranch is located entirely within the boundaries of the award-winning Katy Independent School District. At the time of this writing, and because of its sheer size, that means neighborhood kids will attend any of 11 elementary schools, 6 junior highs, and 4 high schools, depending on location. The district does occasionally perform attendance boundary modifications, as families move in and out of certain areas.

Elementary schools include Jenks, Davidson, Schafer, Stanley, Wilson, Kilpatrick, Griffin, Williams, Fielder, Exley, and Creech Elementaries. Junior High schools include Adams, Tays, Seven Lakes, Cinco Ranch, Beckendorff, and Beck Junior High Schools. And lastly, kids in Cinco Ranch will attend either Cinco Ranch, Seven Lakes, Tompkins or Jordan High School.
According to the Texas Education Agency, Katy ISD has a district rating of “A” in the most recent school report cards.
From its very inception, Cinco Ranch has placed a high priority on community amenities and public spaces. From the renowned beach club (pictured at the top of this page), to parks, playgrounds, walking trails, resorts and competition swim centers, and splashpads to community centers, exercise facilities, tennis courts and fishing ponds – there is something for everyone to enjoy throughout the community.
And although it has been divided among two separate homeowners associations, residents of any part of Cinco Ranch are permitted access to all of the amenities throughout the entire community.
And don’t forget about the Golf Club at Cinco Ranch – located directly opposite the Beach Club. Open to the public seven days a week, the club serves as a remarkable focal point for social gatherings, league play, golf instruction and special events of all sizes and types – ranging from weddings and golf tournaments to corporate meetings, fundraising events and holiday parties.
And if clubs are your thing, there are an abundance of civic and community clubs located right within the neighborhood. From mens clubs and workout groups, to ladies bunco groups and the Women’s Club – there’s an organization for just about anyone in the family.
The property taxes in Cinco Ranch are assessed by either the Fort Bend Appraisal District or the Harris County Appraisal District depending on where you live. The total tax rate is comprised of several different taxing entities depending on which part of the community you live in. These will typically include the school district, the mud district, and county or city services but could even vary based on section.
As of the time of this writing (2022), the average property tax rate is 2.6245%. Because of the extreme differences in the age of homes in Cinco Ranch, as well as varying taxing entities, this rate could be lower or higher. The rates are applied to each $100 of a home’s value.
For example, a $400,000 home could expect to pay $10,498 / year in property taxes. ($400,000 / $100 = $4,000 x 2.6245 = $10,498. This of course does not tax into account homestead, over 65, and other tax exemptions. Read more about how property taxes work in our area.
As of the time of this writing, the annual HOA Dues for Cane Island are $1,150 / year. In the Katy area, for a master planned community, those are considered fairly average, particularly considering the sheer amount of amenities available to its residents.
Homes in the Cinco Ranch community range from as low as 1,200 square feet to over 9,000. Current resale pricing ranges from $325,000 to just under $2,000,000. Cinco Ranch has completed all development, so there is no new construction remaining within the community.
Lot sizes range from about 5,000 square feet to over half an acre. In the community you’ll also find gated sections, you’ll find waterfront homes, and single story homes to three story homes. Builders include Beazer, Chesmar, Coventry, David Weekley, Lennar, Highland, Perry, D.R. Horton, Taylor Morrison and Westin Homes.
Here, amidst many of the state’s most envied employers, leading health care, excellent shopping, championship golf courses, and a well-designed and growing infrastructure, there’s still a feeling that you can turn a corner and be on Main Street, USA.
Beyond a great environment and an excellent school system, Cinco Ranch is a safe community with one of the lowest crime rates in the area. It is a place where families can feel secure in their homes, on their streets and in their parks.
