Just west of Houston and along the southwestern border of Katy, you’ll find a lifestyle defined by strolling streams, natural habitats, and thousands of acres of native Texas trees and rolling green spaces called Cross Creek Ranch, one of the nation’s best selling master-planned communities. It’s an idea brought to life by Johnson Development, the same visionary developer of communities like Jordan Ranch, Harvest Green and Woodforest.
Cross Creek Ranch is a 3,200-acre community known just as much for its commitment to the environment as it is for its variety of homes, on-site schools in two award winning school districts, and an impressive slate of amenities. It is located on Fulshear’s east end, along the intersection of FM-1463 and the Westpark Tollroad, and enjoys quick and easy access throughout Fort Bend County and Houston via the Texas Heritage Parkway.
Cross Creek Ranch, more or less, splits its land area between two highly acclaimed school districts. The eastern side sends kids to Katy Independent School District. At the time of this writing, that means neighborhood kids in these sections will attend either Campbell Elementary (northern end) or Randolph Elementary (southern end), Adams Junior High, and Jordan High School – and these are among Katy ISD’s newest schools.
Campbell Elementary is located in the neighborhood along Cross Creek Bend Ln. right near where Cross Creek Ranch meets Tamarron. Randolph Elementary is also located with the community borders at Flewellen Oaks Ln. and FM-1463. Adams Junior High and Jordan High School collectively make up Katy ISD’s new hybrid style campus, sharing a land tract while keep completely independent facilities. That campus is located at Fulshear Bend Dr. and Cross Creek Bend Ln, and all four schools are located within 2 miles of each other. Most of Katy ISD’s high schools, including Jordan High School are in the 6A division, the states largest classification, which generally means that class sizes are larger.
The western sections of Cross Creek Ranch are zoned to Lamar Consolidated School District. By the same token, these kids will attend Huggins Elementary (also located within the neighborhood), Roberts Middle School, Leaman Junior High and Fulshear High School. As a smaller school district, Lamar Consolidated intentionally keeps their high schools in the 5A division, which often times means smaller class sizes.
According to the Texas Education Agency, both districts perform academically very similarly, and rate among the very best school districts in the state.
Cross Creek Ranch was imagined from the onset to encourage residents to enjoy the great outdoors, providing an extraordinary list of amenities for it’s homeowners to take advantage of. The community features three pools including the Adventure Island Waterpark and Splash Pad, the Flewellen Creek Pool, and Greenthread Park. Gym memberships suddenly become an unneeded expense as residents can enjoy a world-class fitness center with an onsite fitness director.
Want to get a little fresh air? Cross Creek Ranch plays host to miles and miles of hike and bike trails with rest areas, doggy bag stations and magnificent nature scenes and wildlife as a backdrop. Pocket parks, a dog park, and abundant lakes, ponds and waterways fill the community with quiet spaces to find a little respite.
Johnson Development is somewhat famous for their community lifestyle directors who are charged with planning and executing 80+ events, activities, and festivals throughout the year for residents to enjoy. And Cross Creek Ranch does it up big! And while this certainly is not an extensive list of everything there is to enjoy, we’d be remiss if we didn’t touch on the Italian Maid Cafe, Cross Creek Ranch’s on-site Italian Eatery located with the amenity village. So you won’t even need to leave the neighborhood to get a great home-cooked meal!
The property taxes in Cross Creek Ranch are assessed by the Fort Bend County Appraisal District, and are comprised a several different taxing entities depending on which part of the community you live in. These will typically include the school district, the mud district, and county services. As of the time of this writing, the average property tax rate in the Katy ISD sections is 3.14% and the rate in the Lamar Consolidated section is 3.33%. The rates are applied to each $100 of a home value.
For example, a $300,000 home in the Katy ISD section could expect to pay $9,420 / year in property taxes. ($300,000 / $100 = $3000 x 3.14 = $9,420. In the Lamar Consolidated section, that same $300,000 home would be paying $9,990. Read more about how property taxes work in our area.
As of the time of this writing, the annual HOA Dues range from $1,300 / year to $2,050 depending on which area you live in. The Bonterra section is managed by a separate HOA and their dues are currently $2,925 annually. In the Katy area, for a master planned community, those are considered fairly high but when compared the sheer volume of available amenities to homeowners, most might consider them very reasonable. The only other community in the area that can go head to head with these options is Cinco Ranch.
One thing that both buyers and sellers should be aware of is that Cross Creek Ranch charges two fees at every closing over and above the typical transfer fees. The first is a Foundation Fee, which is paid by the Seller every time the home is sold. As of the time of this writing, that fee is .25% of the sales price ($750 for a $300,000 home) and is used to invest in the future of Cross Creek Ranch and the surrounding community. The second fee is a Capitalization Fee, which is equal to one year of HOA dues ($1,300). This fee is charged to the Buyer and for the benefit of the Association and may be used at the discretion of the Board of Directors.
Homes in the Cross Creek Ranch community range from as low as 1,600 square feet to over 6,000. Current resale pricing ranges from $335,000 to well over $1,000,000. And lot sizes range from about 6,000 square feet to almost half an acre. In the community you’ll find a gated section, you’ll find waterfront homes, and single story homes to three story homes. Builders include Taylor Morrison, Lennar, Chesmar Homes, Highland Homes, Newmark Homes, Perry Homes, Tri Pointe Homes, and Partners in Building.
