Cross Creek West is zoned entirely to the Lamar Consolidated School District. As of the date of this post (January 2025), kids from the community attend McNeill Elementary, Roberts Middle School, Leaman Junior High and Fulshear High School. Haygood Elementary is scheduled to open in August 2025 within the neighborhood. In addition, LCISD has purchased another 100 acres in the neighborhood and is scheduled to open two new campuses in 2027.

Lamar Consolidated ISD occasionally performs attendance boundary modifications, as families move in and out of certain areas. It’s important to note that while your home could be rezoned to other schools, it cannot be rezoned to another district. According to the Texas Education Agency‘s most recent accountability ratings (2022), Lamar Consolidated ISD has an overall district rating of “A”.

The Fort Bend County Appraisal District assesses property taxes in Cross Creek West. The total tax rate consists of several different taxing entities, which vary depending on the part of the community where you live. These rates typically apply to the school district, MUD district, and county or city services, but they can vary based on the specific section.

As of the time of this writing (2025), the average property tax rate is 3.29%. Just as with every home in the Katy and Fulshear areas, these rates apply to every $100 of a home’s value.

For example, a $400,000 home could expect to pay $13,160 / year in property taxes. ($400,000 / $100 = $4,000 x 3.29 = $13,160. This of course does not take into account homestead, over 65, and other tax exemptions that offer considerable tax savings. As of the time of this writing, the average annual HOA Dues in the neighborhood are $1,500 / year. In the Fulshear area, a community of this size with numerous amenities typically has dues considered fairly standard.

Cross Creek West Homes

Homes in the Cross Creek West community range from as low as 1,830 square feet to over 4,000 square feet. Current resale pricing ranges from $414,000 to nearly $670,000. Cross Creek West is a relatively new community and as such, there are still abundant new home purchase opportunities here. Pricing for those home currently ranges from $365,000 to $710,000.

Lot sizes range from about 5,400 square feet to over 13,000 square feet. In the community you’ll find waterfront lots, standard subdivision lots, corner lots and cul-de-sac lots; in single and split level configurations.
