Take a leisurely drive west of Houston, and exit Katy Fort Bend Rd. and you’ll find one of Katy’s best kept secrets in the Falcon Point, a traditional style golf course community tucked away from the hustle and bustle of everyday life.
Falcon Point is nestled on roughly 300 acres, and is made up of roughly 500 homes built largely in the late 1990s and early 2000s. It is centrally located in Katy in the 77494 zip code and is part of Fort Bend County. And because of it’s location, it enjoys nearly immediate access to shopping, dining, entertainment, and recreational opportunities at Katy Mills Mall and the upcoming Katy Boardwalk. It also enjoys access to I-10 and the Grand Parkway which are both only a couple of minutes away.
Falcon Point is located entirely within the boundaries of the award-winning Katy Independent School District. At the time of this writing, that means neighborhood kids will attend Rylander Elementary, Woodcreek Junior High, and Katy High School – home of the 9x Texas State Football Champions!
Rylander Elementary is located a couple miles away along Westheimer Parkway at Falcon landing Blvd. Woodcreek Junior High is located only a few miles away in the opposite direction at the intersection of Katy Flewellen Rd. and Woodcreek Bend Ln. And finally, Katy High School is located in what is referred to as Old Katy, at the intersection of FM-1463 and Highway 90. All of Katy ISD’s high schools, including Katy High School are in the 6A division, the states largest classification, which generally means that class sizes are larger.
According to the Texas Education Agency, Katy ISD rates among the very best school districts in the state and tops the list in the Houston area.
Recreational activities within Falcon Point center almost entirely around The Club at Falcon Point, a private golf and country club at the center of the community. Members to the club have access to golf, tennis, swimming, exercise facilities, and some seriously good fine dining. Residents are not required to be members of the club, but outside of the offerings there, the community lacks any other typical residential style amenities.
The club does offer several different membership options, including a full privilege golf membership, limited membership and a social membership – the cost of which can likely be offset by the lesser HOA fees and property tax that Falcon Point homeowners enjoy.
The property taxes in Falcon Point are assessed by the Fort Bend County Appraisal District, and are comprised a several different taxing entities. These will typically include the school district, the mud district, and county services. As of the time of this writing, the average property tax rate in Falcon Point is 2.54%, which ranks it on the lower end the scale.
The tax rate is applied to each $100 of a home’s value. For example, the owner of a $300,000 home could expect to pay $7,620 / year in property taxes. ($300,000 / $100 = $3000 x 2.54 = $7,620. As of the time of this writing, the annual HOA Dues for Falcon Point are $730. In the Katy area, those would be considered average.
Homes in the Falcon Point community range from as low as 2,000 square feet to almost 5,000. Current resale pricing ranges from $360,000 to $630,000. And lot sizes range from about 5,800 square feet to a little over 12,000 square feet. In the community you’ll find a gated section, you’ll find waterfront homes, golf course lots, and single story homes to two story homes. Builders include Gehan Homes, David Weekley Homes, and Village Builders.
