Schools

The neighborhood is located entirely within the boundaries of the award-winning Katy Independent School District, with resident children attending Katy Elementary, Katy Junior High and Katy High School. The district does occasionally perform attendance boundary modifications, as families move in and out of certain areas. Verify attendance zones on the Katy ISD website prior to purchasing your new home.

According to the Texas Education Agency, Katy ISD has a district rating of “A” in the most recent school report cards.

Property Taxes and HOA Dues

The Waller County Appraisal District assesses the property taxes in Falls at Green Meadows. Depending on your location within the community, several different taxing entities compose the total tax rate. These will typically include the school district, the mud district, and county or city services but could even vary based on section.

As of the time of this writing (2023), the average property tax rate is 3.15%. Because of the differences in the age of homes here, as well as varying taxing entities, this rate could be lower or higher. The rates are applied to each $100 of a home’s value.

For example, a $400,000 home could expect to pay $12,600 / year in property taxes. ($400,000 / $100 = $4,000 x 3.15 = $12,600. This of course does not tax into account homestead, over 65, and other tax exemptions that offer considerable tax savings. Read more about how property taxes work in our area. The Texas legislature recently passed Proposition 4, which is the largest property tax reform in the State’s history. Voters approved it in November 2023, so the estimate above will be greatly reduced by these changes.

As of the time of this writing, the average annual HOA Dues in the neighborhood are $1,200 / year. In the Katy area, for a master planned community, those are considered fairly average particularly considering the sheer number of amenities that this community has to offer.

Falls at Green Meadows Homes

Homes in the Falls at Green Meadows community range from as low as 2,423 square feet to over 5,300 square feet. Current resale pricing ranges from $480,000 to over $690,000. Friendswood Development has completed all development within the community, and the homebuilders are down to the left few homesites.

Lot sizes range from about 5,000 square feet to over half an acre (26,000 sf). In the community you’ll find waterfront lots, standard subdivision lots, corner lots and cul-de-sac lots; in single, split level two story configurations. Builders include Westin Homes, Lennar Homes, Meritage Homes, Gehan Homes and Village Builders.
