Grand Lakes is a Trendmaker designed, master-planned community spread out across a sprawling 1,250 acres at the southern-most part of Katy, Texas along the Grand Parkway and Westpark Tollroad. This idyllic community is home to over 2,700 families. Development of the community started in 1998 and concluded roughly 10 years later in 2008. The neighborhood is located entirely within the boundaries of both Fort Bend County and the Katy Independent School District. During the decade in which it was developed, Grand Lakes consistently found itself ranked among the top selling communities in the nation.
Grand Lakes is located entirely within the boundaries of the award-winning Katy Independent School District. Depending on location within the neighborhood, kids will attend either Alexander Elementary or Griffin Elementary. Either way though, all kids within Grand Lakes will attend Beckendorff Junior High and Seven Lakes High School. The district does occasionally perform attendance boundary modifications, as families move in and out of certain areas. Verify attendance zones on the Katy ISD website prior to purchasing your new home.
According to the Texas Education Agency, Katy ISD has a district rating of “A” in the most recent school report cards.
Trendmaker is known for making living communities. And crucial to that plan is living spaces like lakes, trails, walking paths, and the very best in amenities. Throughout the neighborhood you’ll find popular destinations like picnic and pocket parks, hiking and biking trails, and swimming pools and splashpads to keep cool under a blazing Texas sun.
You’ll also find lakes and covered gazebo for those days when you want to fish or just nature watch. Park and playgrounds as well as sports field are available to all residents, and the tennis courts are ready for those looking for sport.
And don’t forget about the dog park and community gardens; great locations when you and your canine friends just want to get out for a walk. Lastly, fantastic shopping, dining, and entertainment venues are only a short ways away – places like Whole Foods, Da Vinci Italian Ristorante, HEB, Home Depot and a whole venue of dining and entertainment options await you a La Centerra.
The property taxes in Grand Lakes are assessed by the Fort Bend County Appraisal District. The total tax rate is comprised of several different taxing entities depending on which part of the community you live in. These will typically include the school district, the mud district, and county or city services but could even vary based on section.
As of the time of this writing (2022), the average property tax rate is 2.4142%. Because of the differences in the age of homes in Grand Lakes, as well as varying taxing entities, this rate could be lower or higher. The rates are applied to each $100 of a home’s value.
For example, a $400,000 home could expect to pay $9,657 / year in property taxes. ($400,000 / $100 = $4,000 x 2.4142 = $9,657. This of course does not tax into account homestead, over 65, and other tax exemptions. Read more about how property taxes work in our area.
* As a side note, as of the time of this writing there is a bill sitting on the governors desk for approval (which he’s expected to sign) that would provide the most sweeping property tax reforms in State history. These changes would save the average homeowner over $1,300 in property taxes.
As of the time of this writing, the average annual HOA Dues for Grand Lakes are $1,050 / year. In the Katy area, for a master planned community, those are considered fairly average, particularly considering the sheer amount of amenities available to its residents.
Homes in the Grand Lakes community range from as low as 1,300 square feet to over 6,000. Current resale pricing ranges from $240,000 to just over $940,000. Grand Lakes has completed all development, so there is no new construction remaining within the community.
Lot sizes range from about 4,000 square feet to over three quarters of an acre. In the community you’ll also find gated sections, you’ll find waterfront homes, and single story homes to three story homes. Builders include Trendmaker, Simple Living Custom Homes, Perry Homes, Ashton Woods Homes, and Newmark Homes.
Here, amidst many of the state’s most envied employers, leading health care, excellent shopping, championship golf courses, and a well-designed and growing infrastructure, there’s still a feeling that you can turn a corner and be on Main Street, USA.
Beyond a great environment and an excellent school system, Grand Lakes is a safe community with one of the lowest crime rates in the area. It is a place where families can feel secure in their homes, on their streets and in their parks.
