Grayson Lakes is a 325-acre master planned community that is divided into two communities – Grayson Lakes and Country Lakes at Grayson Lakes. For the most part, the former features homes on considerably larger lots and encompasses the majority of the lakefront lots in the community.
This highly sought after neighborhood is located south of I-10 along Katy Flewellen Rd. and is only minutes from Katy Mills Mall and Falcon Point Golf Club. The two sections are home to over 600 families and homes were primarily built in the early to mid 2000s. The neighborhood is located entirely within the boundaries of the Katy Independent School District. During the decade in which it was developed, Grayson Lakes consistently found itself ranked among the top selling small acreage communities in the city.
Grayson Lakes is located entirely within the boundaries of the award-winning Katy Independent School District. Kids in the neighborhood will attend Woodcreek Elementary, Woodcreek Junior High and Tompkins High School. The district does occasionally perform attendance boundary modifications, as families move in and out of certain areas. Verify attendance zones on the Katy ISD website prior to purchasing your new home.
According to the Texas Education Agency, Katy ISD has a district rating of “A” in the most recent school report cards.
Although primarily known for the abundant lakes in the community, Grayson Lakes does offer a lot of the same amenities found in much larger master planned communities. The neighborhood was planned from the beginning to be very walkable with trails and sidewalks throughout. Many of the lakefront homes even have private docks and watercraft.
Among the most popular amenities, homebuyers will find an 800 square foot private clubhouse, a swimming pool, tennis courts, playgrounds, and parks. All of the lakes feature publicly available lakeside docks that often find themselves as the go-to destinations for homecoming, prom, and engagement photoshoots. Pocket parks can also be found through the community.
Just a short drive away, residents will find plenty of attractions – shopping at Katy Mills Mall and the upcoming Boardwalk, dining destinations in all directions, and entertainment venues like movie theaters, waterparks, and sporting venues. All three schools are within 2 miles, the Cinco Ranch library is roughly 5 miles away, and golf fans have three championship courses in the area.
The property taxes in Grayson Lakes are assessed by the Fort Bend County Appraisal District. The total tax rate is comprised of several different taxing entities depending on which part of the community you live in. These will typically include the school district, the mud district, and county or city services but could even vary based on section.
As of the time of this writing (2023), the average property tax rate is 2.3005%. Because of the differences in the age of homes in Grayson Lakes, as well as varying taxing entities, this rate could be lower or higher. The rates are applied to each $100 of a home’s value.
For example, a $400,000 home could expect to pay $9,202 / year in property taxes. ($400,000 / $100 = $4,000 x 2.3005 = $9,202. As of the time of this writing, the average annual HOA Dues for Grayson Lakes are $1,375 / year. In the Katy area, for a master planned community, those are considered fairly high, particularly considering that this community is smaller than most.
Homes in the Grayson Lakes community range from as low as 2,300 square feet to over 5,500. Current resale pricing ranges from $420,000 to just over $1,000,000. Grayson Lakes has completed all development, so there is no new construction remaining within the community.
Lot sizes range from about 7,800 square feet to over three quarters of an acre. In the community you’ll find standard subdivision lots and waterfront homes; single and split level homes. Builders include Imperial Homes, First Texas Homes, Hammonds, Partners in Building, David Powers, Meritage, David Weekley, and Legacy Homes.
Here, amidst many of the state’s most envied employers, leading health care, excellent shopping, championship golf courses, and a well-designed and growing infrastructure, there’s still a feeling that you can turn a corner and be on Main Street, USA.
Beyond a great environment and an excellent school system, Grayson Lakes is a safe community with one of the lowest crime rates in the area. It is a place where families can feel secure in their homes, on their streets and in their parks.
