Green Trails is a well-established, highly desirable community with about 2,200 homes. It sits on Katy’s eastern border, just minutes from Houston’s Energy Corridor. Schools

Green Trails is zoned entirely to the Katy Independent School District. As of the date of this post (March 2025), kids from the community attend either Nottingham Country Elementary or Pattison Elementary (based on location), McMeans Junior High or Memorial Parkway Junior High, and Taylor High School.

Katy ISD occasionally performs attendance boundary modifications, as families move in and out of certain areas. It’s important to note that while your home could be rezoned to other schools, it cannot be rezoned to another district. According to the Texas Education Agency‘s most recent accountability ratings (2022), Lamar Consolidated ISD has an overall district rating of “A”.

Property Taxes and HOA Dues

The Harris Central Appraisal District assesses property taxes in Green Trails. The total tax rate consists of several different taxing entities, which can vary depending on the part of the community where you live. These rates typically apply to the school district, MUD district, and county or city services, but they can vary based on the specific section.

As of the time of this writing (2025), the average property tax rate is 1.95%. Just as with every home in the Katy and Fulshear areas, these rates apply to every $100 of a home’s value.

For example, a $500,000 home could expect to pay $9,750 / year in property taxes. ($500,000 / $100 = $5,000 x 1.95 = $9,750. This of course does not take into account homestead, over 65, and other tax exemptions that offer considerable tax savings. As of the time of this writing, the annual HOA Dues in the neighborhood range from $635 to $1,344 / year depending on which section of the community you choose to buy. In the Katy area, for a community of this size and with its numerous amenities, these dues should be considered fairly typical.

Green Trails Homes

Homes in the Green Trails community range from as low as 1,685 square feet to just under 7,000. Current resale pricing ranges from $394,000 to just over $925,000. Green Trails has completed all development, so there is no new construction remaining within the community.

Lot sizes range from about 2,500 square feet to nearly 38,000 square feet (over 3/4 acre). In the community you’ll also find gated sections, you’ll find waterfront homes, and single story homes to three story homes. Builders include Fredrick Harris, Trendmaker Homes, Plantation Homes, Newmark Homes, David Weekley, Custom Classics, as well as several other custom builders.

Here, amidst many of the state’s most envied employers, leading health care, excellent shopping, championship golf courses, and a well-designed and growing infrastructure, there’s still a feeling that you can turn a corner and be on Main Street, USA.
