The property taxes in Jordan Ranch are assessed by the Fort Bend County Appraisal District. The total tax rate is comprised of several different taxing entities depending on which part of the community you live in. These will typically include the school district, the mud district, and county or city services but could even vary based on section.
As of the time of this writing (2023), the average property tax rate is 3.09%. Because of the differences in the age of homes here, as well as varying taxing entities, this rate could be lower or higher. The rates are applied to each $100 of a home’s value.
For example, a $400,000 home could expect to pay $12,360 / year in property taxes. ($400,000 / $100 = $4,000 x 3.09 = $12,360. As of the time of this writing, the average annual HOA Dues in the neighborhood are $1,125 / year. In the Fulshear area, for a master planned community, those are considered fairly average particularly considering the sheer number of amenities that this community has to offer.
Homes in the Jordan Ranch community range from as low as 1,500 square feet to over 4,500. Current resale pricing ranges from $298,000 to over $615,000. New construction homes are still available here, with recent sales (late 2023) prices ranging from $330,000 to just under $800,000.
Lot sizes range from about 3,300 square feet to roughly half an acre (23,000 sf). In the community you’ll find waterfront lots, standard subdivision lots, corner lots and cul-de-sac lots; in single and split level configurations.
