Lakes of Bella Terra is a master-planned community of just under 2,100 single family homes from Ryko Development, the well known developer of popular projects like Lakes on Eldridge, Villages at Lakepoint and Lago Verde. Like Firethorne, it’s comprised to two communities in one – Lakes of Bella Terra and Lakes of Bella Terra West.
The community is located in Northwest Richmond, just south of the Westpark Tollroad which provides a natural border between Katy and Richmond, and just West of the Grand Parkway. It’s central location and easy-on access to both major thoroughfares means residents have quick and convenience access to pretty much anywhere in the city.

The neighborhood is located entirely within the boundaries of the award-winning Lamar Consolidated Independent School District, with resident children attending Hubenak Elementary, Roberts Middle School, Leaman Junior High and Foster High School. The district does occasionally perform attendance boundary modifications, as families move in and out of certain areas. Verify attendance zones on the Lamar Consolidated ISD website prior to purchasing your new home.
According to the Texas Education Agency, Lamar Consolidated ISD has a district rating of “A” in the most recent school report cards.
Even for a master-planned community, Lakes of Bella Terra boasts an impressive number of amenities that are fully available to its resident population. The centerpiece – a massive recreation center including an olympic pool, splash pad, tennis courts, sand volleyball courts, covered playground, fitness center, business center and clubhouse overlook the community’s primary feature – it’s coveted walkable lakes.
Residents can also take advantage of an extensive trail system throughout both neighborhoods, pocket parks, dog parks, waterside piers, soccer fields, ‘little libraries’, and more. A secondary pool and amenity center is located on the west side of the neighborhood and residents from either community can share all common amenities.
The property taxes in Lakes of Bella Terra are assessed by the Fort Bend County Appraisal District. The total tax rate is comprised of several different taxing entities depending on which part of the community you live in. These will typically include the school district, the mud district, and county or city services but could even vary based on section.
As of the time of this writing (2023), the average property tax rate is 3.0802%. Because of the differences in the age of homes here, as well as varying taxing entities, this rate could be lower or higher. The rates are applied to each $100 of a home’s value.
For example, a $400,000 home could expect to pay $12,321 / year in property taxes. ($400,000 / $100 = $4,000 x 3.0803 = $12,321. This of course does not tax into account homestead, over 65, and other tax exemptions that offer considerable tax savings. Read more about how property taxes work in our area.
As of the time of this writing, the average annual HOA Dues in the neighborhood are $1,075 / year. In the Katy and Richmond area, for a master planned community, those are considered fairly average and it’s a testament to the management team that they’ve not needed to substantially increase them over the years.
Homes in the Lakes of Bella Terra community range from as low as 1,500 square feet to over 7,300. Current resale pricing ranges from $315,000 to just under $1,200,000. Ryko Development has completed all development and all homesites have been completed, so there is no new construction remaining within the community.
Lot sizes range from about 2,850 square feet (townhome) to just over half an acre (23,000 sf). In the community you’ll find waterfront lots, standard subdivision lots, corner lots and cul-de-sac lots; in single and split level configurations. Builders include K. Hovnanian, Grand View Homes, Ashton Woods, Chesmar, Perry Homes, DR Horton, Trendmaker, and David Powers Homes.
