As one of Katy’s earliest residential developments, Nottingham Country has witnessed the transformation of the surrounding area into a thriving suburban enclave. Over the decades, Nottingham Country has grown and flourished, adapting to the changing needs and preferences of its residents while retaining its distinct character and sense of identity.
A hallmark of Nottingham Country is its diverse array of homes, each reflecting the architectural trends and preferences of its time. The neighborhood is located entirely within the boundaries of the award-winning Katy Independent School District, with resident children attending either Nottingham Country or Pattison Elementary, Memorial Parkway or McMeans Junior High, and Taylor High School depending upon where in the neighborhood your home is located. The district does occasionally perform attendance boundary modifications, as families move in and out of certain areas. Verify attendance zones on the Katy ISD website prior to purchasing your new home.
According to the Texas Education Agency, Lamar Consolidated ISD has a district rating of “A” in the most recent school report cards.
Built well before the standards of today’s master planned communities, Nottingham Country doesn’t feature the sheer number of amenities found in other neighborhoods like Cinco Ranch, but they’re not completely lacking either.
The Mason Creek Utility District maintains the community center located at the southwest corner of Houghton Rd. and Kingsland Blvd. in the heart of the neighborhood. Residents here have access to the community center which offers three meeting rooms of various sizes. They also enjoy the full use of eight tennis courts in great condition, as well as a large swimming pool, diving pool and wade pool for small children. The complex features restroom facilities and bleachers for competitive events held during the summers.
Just west of the tennis courts, Rennie Park offers local residents a quiet place for picnics and playground trips. It has playground equipment for kids of all sizes and a great walking trail for adults. There is a volleyball court and a soccer field, as well as two covered pavilions that are available for rent at no cost to residents. Lastly, the MCUD and the Harris County Precinct 3 parks department teamed up to develop a hike and bike trail along the banks of Mason Creek. It’s a great way to get exercise and take in nature at the same time.
The property taxes in Nottingham Country are assessed by the Harris Central Appraisal District. The total tax rate is comprised of several different taxing entities depending on which part of the community you live in. These will typically include the school district, the mud district, and county or city services but could even vary based on section.
As of the time of this writing (2024), the average property tax rate is 2.155% which is one of the lowest tax rates in the entire Katy area. Because of the differences in the age of homes here, as well as varying taxing entities, this rate could be lower or higher. The rates are applied to each $100 of a home’s value.
For example, a $400,000 home could expect to pay $8,620 / year in property taxes. ($400,000 / $100 = $4,000 x 2.155 = $8,620. As of the time of this writing, the average annual HOA Dues in the neighborhood are $300 / year. In the Katy area, these would be considered exceptionally low especially considering the available amenities within the community.
Homes in the Nottingham Country community range from as low as 1,600 square feet to nearly 6,000. Current resale pricing ranges from $310,000 to over $750,000. Development here ended in the late 1980s so there is no new construction remaining within the community.
Lot sizes range from about 7,000 square feet to over 13,000. In the community you’ll find standard subdivision lots, corner lots and cul-de-sac lots; in single, split level and three story configurations. Builders include Yarborough Homes, Clothier/Sullivan, and most frequently, Kickerillo Homes.
