Pecan Ridge is zoned entirely to the Lamar Consolidated School District. As of the date of this post (January 2025), kids from the community attend Morgan Elementary, Roberts Middle School, Leaman Junior High and Fulshear High School.
Lamar Consolidated ISD occasionally performs attendance boundary modifications, as families move in and out of certain areas. It’s important to note that while your home could be rezoned to other schools, it cannot be rezoned to another district. According to the Texas Education Agency‘s most recent accountability ratings (2022), Lamar Consolidated ISD has an overall district rating of “A”.

The total tax rate consists of several different taxing entities, which can vary depending on the part of the community where you live. These rates typically apply to the school district, MUD district, and county or city services, but they can vary based on the specific section.
As of the time of this writing (2025), the average property tax rate is 3.09%. Just as with every home in the Katy and Fulshear areas, these rates apply to every $100 of a home’s value.
For example, a $500,000 home could expect to pay $15,140 / year in property taxes. ($500,000 / $100 = $5,000 x 3.09 = $15,140. This of course does not take into account homestead, over 65, and other tax exemptions that offer considerable tax savings. As of the time of this writing, the average annual HOA Dues in the neighborhood are $1,150 / year. In the Fulshear area, a community of this size and with its numerous amenities, these dues should be considered fairly typical.
Homes in the Pecan Ridge community range from as low as 1,884 square feet to just over 4,000 square feet. Since this community is still new, only one resale home had closed as of February 2025. That home sold for $490,000. Currently, active resale listings range from $500,000 to $715,000. However, buyers can expect prices to drop since they are competing with new construction in the neighborhood. Current new home pricing ranges from $350,000 to $790,000.
Lot sizes range from about 5,850 square feet to over 15,000 square feet. In the community you’ll find waterfront lots, standard subdivision lots, corner lots and cul-de-sac lots; in single and split level configurations. Builders in Pecan Ridge include only Toll Brothers and Tri-Pointe Homes.
