Pine Mill Ranch is a popular family oriented master planned community with a distinctive blend of unique amenities, award-winning schools and a small town atmosphere sitting on 585 acres along FM-1463 in South Katy. Built between 2006 and 2015, the community features one and two story homes and is located completely within the Katy Independent School District boundaries.
The average home in this neighborhood is a two story residence with 4 bedrooms, 3.5 bathrooms, and approximately 3,300 square feet of living space on a 8,400 square foot lot and features a 2 car garage. On average over the last two years, 5 homes sell each month in this community.
Pine Mill Ranch is located entirely within the boundaries of the award-winning Katy Independent School District. At the time of this writing, neighborhood kids will attend Davidson Elementary, Tays Junior High and Tompkins High School. The district does occasionally perform attendance boundary modifications, as families move in and out of certain areas. Verify attendance zones on the Katy ISD website prior to purchasing your new home.
According to the Texas Education Agency, Katy ISD has a district rating of “A” in the most recent school report cards.
By Katy’s master plan community standards, Pine Mill Ranch is a relatively small community, but it is still loaded with amenities that its residents enjoy every day. The heart of the community is its resort style pool, gazebo and playground center. But that’s only the beginning. Residents also enjoy biking and walking trails, a community lake and fountains with a catch-and-release fishing pier, and plenty of mature landscaping and abundant greenbelts.
Homeowners also enjoy a two tier waterslide, splash pad waterpark, jungle gym and tennis courts. 9 covered parks and tot lots, a fenced sandlot volleyball court, competition tennis courts, swingsets, and a covered lakeside exercise station can also be found spread throughout the community.
The property taxes in Pine Mill Ranch are assessed by the Fort Bend Appraisal District. The total tax rate is comprised of several different taxing entities depending on which part of the community you live in. These will typically include the school district, the mud district, and county or city services but could even vary based on section.

Lot sizes range from about 6,000 square feet to just over 2 acres. In the community you’ll also find waterfront homes, and single story homes to three story homes. Builders include Perry Homes, Newmark Homes, and Westin Homes.
