Schools

Sunterra is one of the few communities in the Katy area that is zoned to two different school districts. Neighborhood children will be zoned to either the Katy Independent School District (KISD) or the Royal Independent School District (RISD) depending on your location within the neighborhood. Those students zoned for KISD will attend some of the district’s newest schools in Robertson Elementary, Haskett Junior High and Freeman High School. Robertson Elementary School is located two miles south of Cane Island on Innovation Dr. Haskett Junior High is about a mile east of the neighborhood near Katy Hockley on Clay Rd. And finally, Freeman High School is located approximately 4 miles northwest on Katy Hockley Rd. at Longenbaugh.

Students zoned for RISD will attend Royal Elementary, Royal Junior High and Royal High School, all of which are located in North Brookshire, approximately ten miles southwest of the neighborhood.

Both KISD and RISD occasionally perform attendance boundary modifications, as families move in and out of certain areas. It’s important to note that while your home could be rezoned to other schools, it cannot be rezoned to another district. According to the Texas Education Agency‘s most recent accountability ratings (2022), Katy ISD has an overall district rating of “A” while Royal ISD holds a “B”

Amenities

Sunterra residents will enjoy plenty of fun with two world-class amenity complexes: The Retreat Lazy River Amenity Village, which opened in the summer of 2024 and the Sol Club Lagoon Amenity Village, scheduled to open in 2025.

The Sol Club’s star feature will be a Crystal Lagoons® amenity where people can walk along white-sand beaches and swim, kayak, and paddleboard on turquoise blue waters. It’s a tropical vacation that can be yours every day when you live in Sunterra. The Sol Club amenity village, surrounding the lagoon, will offer even more ways to play.

Planned for the Sol Club are popular activities like a corner park playground, pickleball courts, sports fields for soccer and baseball, as well as a ‘central green’ park for picnics and community events. Property Taxes and HOA Dues

The property taxes in Sunterra are assessed by the Waller County Appraisal District. The total tax rate is comprised of several different taxing entities depending on which part of the community you live in. These will typically include the school district, the mud district, and county or city services but could even vary based on section.

As of the time of this writing (2024), the average property tax rate is 3.286%. Because of the differences in the age of homes here, as well as varying taxing entities, this rate could be lower or higher. The rates are applied to each $100 of a home’s value.

For example, a $400,000 home could expect to pay $13,144 / year in property taxes. ($400,000 / $100 = $4,000 x 3.286 = $13,144. This of course does not take into account homestead, over 65, and other tax exemptions that offer considerable tax savings. Read more about how property taxes work in our area.

As of the time of this writing, the average annual HOA Dues in the neighborhood are $1,200 / year. In the Katy area, for a master planned community, those would be considered fairly typical especially considering that this community features a Crystal Lagoon, which no other community in the area can claim.

Sunterra Homes

Homes in the Sunterra community range from as low as 1,300 square feet to over 4,000. Current resale pricing ranges from $255,000 to over $515,000. New home sales range from $260,000 to $660,000. As of the time of this writing, the community is a little under half way completed so there are plenty of new home options for you to pick from.

Sunterra Crystal Lagoon

Lot sizes range from about 3,000 square feet to almost 19,000 square feet. In the community you’ll find waterfront lots, standard subdivision lots, corner lots and cul-de-sac lots; in single and split level configurations. Builders include Ashton Woods, Gehan Homes, Davidson Homes, Perry Homes, Westin Homes, Historybuilder Homes, Chesmar Homes, Adams Homes, and KB Homes among others.
