Weston Lakes is a 1,600 acre master-planned community featuring 24-hour onsite guard gated security, an 18-hole championship golf course and country surrounded by miles of sparkling lakes stocked with trophy sized fish. Nestled among gently rolling hills and stately pecan trees, the community is bordered on the South by the Brazos River and is accessible only via FM-1093 between Fulshear and Simonton, Texas. This community is popular because of it’s small acreage lots, mature landscaping, and the incredible Lamar Consolidated School District.
The entirety of Weston Lakes is zoned to Lamar Consolidated School District. At the time of this writing, that means neighborhood kids will attend Morgan Elementary, Roberts Middle School, Leaman Junior High, and Fulshear High School, home of the 2019 4A State Champions Chargers Volleyball Team.
Morgan Elementary is located directly across FM-1093 from the entrance to Weston Lakes. Roberts Middle School, Leaman Junior High and Foster High Schoo are all located on the LCISD Fulshear Campus at the intersection of FM-1093 and Charger Way (Bois d’ Arc Ln). Fulshear High School is in the 5A Conference, Texas’s second largest conference. In general larger conferences typically equate to larger classroom sizes.
Weston Lakes was carefully designed to cater to the homeowners that expect the finer things. Private security, an in-community golf and country club, homesites with mature trees that didn’t sit on top of each other, and access to recreation.
All homesites within the community require membership to the Weston Lakes Country Club, giving all homeowners access to golf, tennis, swimming, exercise facilities and fine dining, as well as access to private facilities for intimate events. The Golf Course is an 18-hole Championship golf course designed by legendary tour champion Hale Irwin. This spectacular course, measuring 7,064 yards and par 72, offers its members and guests a scenic, yet challenging 18-holes of golf. The club also features a golf shop and driving range.
Throughout the community, residents have access to wide streets with slow, posted speed limits to make walking safe as well as lakes, rivers, bridges and access to the Brazos River. While Weston Lakes is a community, it’s also it’s own city, and is only minutes away from dining, entertainment, and shopping in nearby Fulshear.
The property taxes in Weston Lakes are assessed by the Fort Bend County Appraisal District, and are comprised a several different taxing entities depending on which part of the community you live in. These will typically include the school district, the mud district, and county services. As of the time of this writing, the property tax rate in the neighborhood varies from 1.82% to 2.18% depending on whether or not your homesite resides within a MUD district or not. As of the time of this writing, the annual HOA Dues for Weston Lakes range from $1,100 – $2,200 / year. This does NOT include the mandatory membership at Weston Lakes Country Club, which incurs its own initiation fee and ongoing monthly fees that vary based on membership type.
Homes in the community range from as low as 1,700 square feet to over 10,000 square feet. Current resale pricing ranges from $300,000 to just under $3,000,000. And lot sizes range from about 5,000 square feet to as large as 5 acres. In the community you’ll find a gated section, you’ll find waterfront homes, and single story homes to three story homes. Builders include Makena, Cedar Valley, J Hunter, Lee & Barrier, Gallagher, Daybreak and Harrison Homes, among others.
Weston Lakes is a community in high demand, yet somehow still feels like Fort Bend County’s best kept secret. Large homes, large lots, large trees, and designed in such a manner to make each homesite feel like an estate. Here, amidst many of the state’s most envied employers, leading health care, excellent shopping, championship golf courses, and a well-designed and growing infrastructure, there’s still a feeling that you can turn a corner and be on Main Street, USA.
