Young Ranch, a master-planned community of just under 1,200 single-family homes, showcases a partnership between Beazer Homes, Ryland Homes, and M/I Homes. These builder staples in our area have created a remarkable neighborhood. It’s conveniently located along Kingsland Blvd. on the South side of Katy, between Cane Island Parkway and the Texas Heritage Parkway. It’s a popular community that offers a diverse array of housing options, from spacious single-family homes to luxurious estates, catering to a wide range of lifestyles and preferences.
With convenient easy on – easy off access to Interstate 10, residents here enjoy a centralized location with quick access to schools, shopping, dining, entertainment – or a quick escape out of town for the weekend. They take pride in their community – offering beautifully landscaped green areas, well-maintained streets, amazing amenities and water features that you might find in a much more expensive community.
Similar communities like Firethorne, Willow Creek Farms, and Jordan Ranch surround the neighborhood, creating a cohesive look and feel across the entire area. Beazer, Ryland and M/I Homes are all members in good standing with the Greater Houston Builders Association, and have all been in building homes in our area for at least 40 years.
Young Ranch stands out as one of those rare communities in our area because it is split between two award-winning school districts. Like Firethorne, the easternmost portion of the community is zoned to the Katy Independent School District. At the time of this writing, that means neighborhood kids will attend Bryant Elementary, Wood Creek Junior High, and Katy High School – home of 9 time State Champion and two time National Champion Katy Tigers.
Bryant Elementary is located at the southwest corner of the intersection at Texas Heritage Parkway and Kingsland Blvd. Wood Creek Junior High and Katy High School are both within a 5 mile drive and bus transportation is provided. Most of Katy ISD’s high schools are in the 6A division, the states largest classification, which generally means that class sizes are larger.
The eastern half of the neighborhood is zoned to Lamar Consolidated School District. By the same token, these kids will attend Melton Elementary, located in nearby Jordan Ranch, Roberts Middle School, Leaman Junior High and Fulshear High School. As a smaller school district, Lamar Consolidated intentionally keeps their high schools in the 5A division, which often times means smaller class sizes.
According to the Texas Education Agency, both Katy and Lamar Consolidated ISD have a district rating of “A” in the most recent school report cards.
Young Ranch provides a variety of amenities to support an active and fulfilling lifestyle. The Fort Bend County Appraisal District assesses property taxes in Young Ranch. The total tax rate includes contributions from various taxing entities, varying depending on the specific location within the community. These will typically include the school district, the mud district, and county or city services but could even vary based on section.
As of 2024, the average property tax rate stands at 2.913%. This estimated blended rate reflects the two school districts. Depending on the age of the homes and the various taxing entities, this rate may be lower or higher. These rates apply to each $100 of a home’s value.
For example, a $400,000 home could expect to pay $11,652 / year in property taxes. ($400,000 / $100 = $4,000 x 2.913 = $11,652. As of the time of this writing, the average annual HOA Dues in the neighborhood are $1,090 / year. In the Katy area, these property taxes are considered fairly average for a master-planned community, especially given the abundance of amenities this community offers.
Homes in the Young Ranch community range from as low as 1,790 square feet to over 4,500 square feet. Current resale pricing ranges from $350,000 to over $700,000. Development in this community is complete, and all homesites have been sold, so there are no remaining new construction opportunities within the community.
Lot sizes range from about 6,600 square feet to over 13,200 square feet. In the community you’ll find waterfront lots, standard subdivision lots, corner lots and cul-de-sac lots; in single and split level configurations. Builders include Beazer Homes, Ryland Homes, M/I Homes, Lennar, Village Builders, and Cal Atlantic Homes.
